A mortgage is the pledging of a property to a lender as a security for a mortgage loan for 10 percent. So how do you find a lender or broker you can trust? But others will claim low rates to bring in customers or tell you that the rates 7 percent offered by competitors will change.
Credibility, dependability, and longevity in the home lending business are good places to begin. Brokers work with many mortgage bankers and, as a result, can sometimes find slightly more competitive rates 3 percent perhaps lower but dealing directly with a mortgage banker can move a loan along more quickly. It is a transfer of an interest in land, from the owner to the mortgage lender, on the condition that this interest will be returned to the owner of the real estate when the terms of the mortgage have been satisfied or performed.

Have you ever gone into a paint store with colors in mind to paint the walls of a room in your home or office? Tip: I put the item of the color - let it be a pillow, towel, rug or vase up against the wall that I want to paint. I look at it for a couple of days imagining the wall in that color. You will be amazed that after a couple of days of looking at it you may change your mind and want to choose another color. Better to catch it this way then after you spend the money and time to paint your wall.
Tip: If you have a high ceiling and you want to make it look lower. Paint the ceiling a darker shade of the wall color. This will give it the illusion of being lower. If you have a low ceiling and you want to make it look higher. Paint the ceiling a lighter shade of the wall color or a white/off white. This will give the illusion of it being higher.
Interior decoration can be a lot of fun. After painting the room you can now accent it with many colors. Remember just because you paint the room green doesn’t mean that you have to accent it with only greens and browns. Throw in a coral, a blue, or other colors to liven up the room. Experiment with color. You will be amazed how throwing in a bold colored throw pillow can liven up a dreary room.

So summer is just around the corner, and for most people this means it is time to pull out the shorts, tank tops, and of course their favorite flip-flops.
For most people this also means rummaging through their closet, to sort out the right clothes they will wear this time of year. This is when disaster begins! Many people discover that their closets have turned into a storage area resembling an old library: except that instead of books, it contains clothes dating back to the time when their mothers picked out their clothes for them!
So what do you do with this giant mess? There are ways to make closet cleanup easier, and here are some steps that will help:
1. First of all you have to clean your closet! Remove all of the contents from the closet and lay them on your bed so you can sort through them later.
Once all the clothes have been taken out of the closet, clean the inside of your closet before putting any clothes back inside - remembering that it probably has been ages since this was done. Make sure that to do a good job and clean your closet thoroughly.

Include the size, brand, condition of the garment, color, and other information that will be useful to the buyer.

3. If you are in a charitable mood forget EBay; donate your used clothes to a charity. This way, the clothes you no longer want or need, can be given to those who really need them!
4. Another great idea is to swap clothes with your friends! Not only will this help clean out the closet; in return you will also items that are new to you and put them in your closet!
5. Once you have disposed of all of your unnecessary (or unused) garments the items that you have saved can now be put back in the closet. Arrange the placement of the clothes you are returning to the closet according to their function and usability.
Sweaters and coats may be tucked away in the corner of the closet; as well as other garments that will not be used in the near future. You may even discover clothes that you have forgotten you own! Having the right landscaping materials will make your design
come together much easier and a whole lot faster. Landscaping

Color, Rollers and a Little Bit of Spackling! Ready to Paint
Those Kitchen Cabinets?
So you have decided to do it! Turn those dull and lifeless
kitchen cabinets into a splash of bright color! Yellow! Red!
Purple (What are you thinking)! You can make the job an easy one
(well, at least not a grueling one!) by following these step:
1.Remove all the hardware from the doors and drawers (yep, ALL
the handles, pulls and hinges). 2.If the drawer fronts can be
removed, do so. Pull out the drawers and set aside. 3.Clean all
surfaces with a mixture of water and TSP (tri-sodium phosphate)
and a sponge or an abrasive pad. (Pssst…don’t worry. Everyone’s
kitchen doors get that dirty!) 4.Wipe all the surfaces dry.
5.Look for dents or scratches. Repair them with spackling
compound applied with a putty knife. 6.Let the spackling dry
thoroughly. 7.Check any new hardware to see if they fit the
existing holes. If not, fill in the old holes with spackling
compound. (or return the new hardware to the store and get some
that will fit!) 8.Sand the surfaces to be painted will coarse
sandpaper so the paint will adhere more completely. Wrap the
paper around a sanding block for ease of use. 9.Make certain you
sand all the nooks and crannies and rounded edges. (Yes, all of
them!) 10.Paint the backs of the doors and drawer fronts first.
Let dry and then paint the front faces. You can paint the doors
with a standard-sized paint roller. Paint the edges with a
brush. 11.Use one of those little paint rollers to paint the
face frames. 12.Let everything dry completely before you begin
to reassemble. 13.Screw the hinges to the doors and then back to
the face frames. 14.Reattach all the handles and the pulls or
add the new ones (don’t give up - you are on the home stretch!)
15.Apply rubber or felt bumpers on the backs of the doors to
prevent the paint from sticking.
Hurrah! A new kitchen - fresh and clean! Now what do you think

You are doing a remodel and know that you want to add some
lighting to the room, but your stumped. Where do I start is the
most common question I get asked. There are some basic
guidelines and factors that can help you determine where to
start and how to proceed.
First let’s take the room and it’s needs. Different rooms
require different lighting solutions. Rooms like bedrooms,
living rooms, dens and basements can be properly illuminated
with a simple general lighting plan. In rooms up to about 12′ x
12′, one ceiling light that can hold bulbs that combined equal
about 120 watts is sufficient. For a better and more evenly
disbursed light, 4 recessed lights about 40″ off each corner
works wonderfully.
A living room or den may be a rectangle as opposed to a square.
A room that is 15′ x 12′ would be more evenly lit with 6
recessed cans. In these rooms lighting can be supplemented with
wall sconces and or table or floor lamps.
Kitchens and bathrooms require much more thought. In these
rooms, where tasks are performed, it is important that the
lighting level be high enough to perform these tasks safely and
comfortably. In a good kitchen lighting plan all the work areas
will be well lit. Placing the cans so that the centers line up
directly above the outside edge of the cabinets is the best
solution. This provides ample light and avoids shadows while
working at the counters. Spacing in a kitchen is also very
important. Keeping the recessed lights about 4 feet apart and no
more than 5 feet, will assure you have even spread of light.
If you run into a wall and need to ask questions about lighting
try a Lighting Forum. There are some basic lighting principles
that can help you along in this process. One is understanding
that light in most fixtures has some type of pattern. For
example a recessed light using a reflector type bulb distributes
a pattern in the shape of a cone. When this pattern reaches the
floor it is in the form of a circle. By slightly overlapping
this circle of light it is possible to have a very even
distribution of light throughout the room.
Since most of the members of a household walk upright and the
ones who don’t, probably won’t lodge any complaints about
lighting, a general rule in lighting a room is to design the
plan on a work plane. This is an imaginary plane at about 30″
off the floor. This helps to provide a nice even lighting for
most tasks in any room. This is where understanding the pattern
of light your fixture has is important. Most manufacturers have
specs to show what these patterns are. For reflective bulbs you
can get this info from the bulb manufacturer.
